The new-versus-resale decision usually comes down to how you value predictability against personality. New builds come with modern layouts, energy-efficient systems, and a warranty — but often at a price premium and in developing neighbourhoods still under construction.

Resale homes typically sit in established communities with mature trees, shorter commutes, and known school catchments. What you gain in location and character, you may give up in near-term maintenance costs, since older systems and finishes are closer to needing replacement.

Financing also differs slightly: new builds sometimes qualify for builder incentives or rate buy-downs, while resale purchases give you more room to negotiate on price based on inspection findings.

There is no universally right answer — only the right answer for your timeline, budget, and tolerance for renovation projects.
