Choosing a builder is one of the most consequential decisions in the new-home process, yet many buyers spend far more time picking a floor plan than vetting who will actually construct it.
Start with the builder's track record: how many communities have they completed in the last five years, and what do past buyers say once the warranty period ends? A builder's reputation tends to show up most clearly after the first year, once minor settling issues and deficiencies surface.
Next, compare standard inclusions rather than base price alone. Two builders can quote similar numbers while one includes basic finishes and the other includes upgraded flooring, fixtures, and a finished garage. Ask for an itemized specification sheet so you can compare like for like.
Finally, look at warranty coverage and who administers it. A builder backed by a recognized new-home warranty program gives you recourse if something goes wrong after possession — which matters far more than a builder's marketing material ever will.
